Rohan Adira will stand a corner parcel of approximately two acres, framed by wide roads and mature existing trees. The site planning responds to this setting by opening itself to light, air, and greenery while maintaining a clear separation between public and private realms.

The development is planned as a mixed-use precinct, with commercial activity at the lower levels and three residential towers above, arranged in an L-shaped configuration. This layout allows views to open up, improves natural ventilation, and creates a large landscaped zone within the site. Movement for residents and visitors is carefully distinguished, with landscaped steps marking the transition from the public streetscape to the elevated residential podium.

A significant portion of the site is reserved as an open, landscaped podium, set above traffic and noise, and surrounded by tree canopies. Select lower-level units are removed to create tall, open volumes that allow the landscape to expand visually and physically. This elevated pedestrian realm becomes a shared space for interaction, recreation, and everyday pause.

Each tower is planned with well-lit corridors, double-height lobbies, and apartments oriented toward green views while avoiding direct overlooking. Layouts prioritise efficient use of space,natural light, ventilation, and privacy. The façade expresses verticality through continuous elements,softened by green terraces and varied tower heights, resulting in a skyline that feels balanced and contextual rather than imposing.
